FIRST THINGS FIRST:
Many people think home buying begins with looking at properties. The truth is that it begins with finding a great mortgage person, determining the right type loan of loan product and figuring out how much you feel comfortable spending on a place.
We’ve seen people not take this first step first end up sad and frustrated. They think they know how much they can spend by using an online mortgage calculator and later discover they hadn’t included all the right numbers such as property taxes, insurance, and HOA payments. Most of the time these people find a home they really like only to discover it is out of their price range. Another BIG issue is most home sellers will not look at an offer that doesn’t include a pre-approval document from a qualified lender. There is nothing more frustrating than finding the right home and watching someone else buy it because you’re waiting to get pre-approval from the lender.
Simply said… get your financing ducks in a row first. This will make the home buying experience a much happier one. Smiley faces are important to us.
