The name Eric Brown is synonymous with “let’s take Phoenix Urban.” Artisan Parkview Condominiums was his first entry into the downtown Phoenix condo-home market and it was a huge success that inspired him to create several other communities.

Much of the Artisan Parkview’s success was the due diligence Eric Brown put forth before designing the project. A few years back we were at a talk Dan was giving. There we learned he traveled to a number of urban centers in cities such as Denver, Seattle, San Diego and Portland where he talked to builders and property owners. He wanted to find out what worked and what didn’t. With that information in hand he created his legacy… the Artisan developments in downtown Phoenix.

Artisan Parkview is a row house style development with 35 condo homes. There are a variety of styles and sizes for such a small community. Note:  I reviewed pictures of Artisan Parkview from several achieves to write this piece. They have been put together for a YouTube tour. What was most interesting was seeing how much this project influenced Brown’s design in his next project, Artisan Village. Let’s bullet point a few of the features at Artisan Parkview Condos:

  • 35 Units
  • Sizes range from 1158 sqft 1 bedroom, 1.5 bath units to 1880 s 3 bedroom 2.5 baths condo homes.
  • Some units have balconies and some have from patios.
  • New for its time was exposed duct-work.
  • Some units have exposed brick walls.
  • A tandem style parking garage was included with each condo. Some are stand-alone private garages and some units share an attached 3 stall community garage.
  • There is no pool at this community.
  • HOA fees are comparatively low for the area.
  • There is a light rail station just across 7th street. North bound is on Washington, south bound is on Jefferson.
  • Chase Field and US Airways Arena are across the street on Jefferson and CityScape is a nearby attraction with food, shopping, Gold’s Gym and more.
  • This is an amazing location for those who study or work in the downtown core.

 What’s Happening at Artisan Parkview Condos?

Artisan Parkview Phoenix AZFirst, let me say this article was updated in late January 2014. Artisan Parkview condos has gone through some big ups, downs and ups in its brief existence. Units at Parkview came on the market just before the BIG upswing from mid 2004 to early 2007. Thus, the early-in buyers bought low. Some of these folks doubled their money by selling in 2006 while others refinanced and took the money for other things. In reviewing tax records we see instances of units originally bought for about $150,000 later selling for over $300,000.

As we all know, 2007-2010 told a much different story. Units fell in price, sometimes below the original sales price from the builder. In 2011-2012 many homes were sold as short sales, some as foreclosure and all at a much lower price than hoped. In the spring of 2012 and 2013 the housing market saw two significant upward corrections and most properties have felt the needed gain in value. Because of it’s small footprint and the 2011-2012 fire sale, Artisan Parkview is just starting to see some value increases. We believe 2014 will be a good year for Artisan Parkview homeowner as their values are pulled upward by other communities such as the Summit at Copper Square.

If you are a condo buyer, we have Artisan Parkview condos on our good place to buy in 2014 list. The values are still relatively low and its HOA fees are well under the competition. In a project coming into its 10 year we advise potential buyers to look into the building’s maintenance history, review upcoming projects and the financial health of the HOA.
