Rest assured something special will happen when architect Will Bruder puts pen to paper on a project. Such is the case at Mezzo Condos. Located on the southwest corner of Whitton Avenue and 12th Street in midtown Phoenix AZ, Mezzo Condos offers a tasteful urban experience for homeowners.

Bruder infused his understanding of true urban design when he created Mezzo condos in 2007, and Andy Byrnes, of the Construction Zone, brought the project from idea to completion. The (10) 1500+ sq.ft. units feature 2 bedrooms, 2.5 baths, den/office, European style kitchen, living room, dining area, balcony and gated, 2 carport parking.

Interior finishes are one of the first things people notice when visiting Mezzo Condos. The folks at ArchDaily.com eloquently described Mezzo Condos in a 2011 article when they wrote the following:

“The project emerges from the land by a first level architectural plinth. Four-inch pale green concrete masonry unit walls with ‘weeping’ mortar joints are deeply sandblasted for a distinctly rustic appearance. This creates a datum at the first level that corresponds with the courtyard entrances to the homes. Above, coursed pale green eight inch concrete masonry defines the second and third levels of the north and south façades. Raked mortar joints track the organization window openings on these façades, providing a rich architectural composition. This design is enhanced by the use of both clear and mirrored glazing to further animate the façade and several sculptural perforated metal view scrims which animate these elevations.”

mezzo condo kitchenMezzo was designed with two, 3 story-5 unit buildings with interior parking between. Owners on the east side have private entry patios while west side homeowners share a security-gated community pathway. Wire mesh, patina metals, desert vegetation and sandblasted brick blend together to create a clean architectural feel while vibrant accent colors add dimension to the project’s exterior. Bruder’s influence is easily apparent  at Mezzo.

People enter the units and move up a short stairway to the living space where the European style kitchen, dining, powder room  and living area stand as well as outdoor balconies. The kitchens feature sleek cabinets in dark or light colored woods accented by pure white Corian counters and an angled pop out window. The combination of materials feels timeless and well proportioned.

The two bedrooms with separate baths are found on the 3rd floor. The master bath feature dual sinks and tile/glass showers while the 2nd bath offers a tub with shower. The master bedroom is 13 feet by 12 feet, the 2nd bedroom is 10 x 12 and the den/office is 12 x 8.

Mezzo does not rate a high walk score for those who are looking for a true walkable neighborhood. It’s score is high 50’s is much lower than condos at Portland 38, a project with a similar feel near 7th Street and Portland. There are, however, some great restaurants in the area including Taco Guild, Gadzooks and Urban Beans. Plus, homeowners are just a short drive away from Trader Joes and Whole Foods.

We like Mezzo’s classic styling and well thought floor plan. It’s location is a bit outside the downtown core and light rail but being close to Phoenix Country Club, the Grand Canal and Biltmore’s shopping and business district has its own unique value. Homes on the 12th Street side may be subject to somewhat high noise levels, but not as much as one might expect since 12th dead ends at Osborn Road and thus not used as much as 7th and 16th street.
