Sometimes folks are thinking about selling their home and other times they simply want to know the value of their home or condo in the downtown, north central or greater Phoenix AZ area.

There are basically three ways to determine the current market value of a home or condo. Sometimes it is very easy to determine and other times, especially with historic homes in Phoenix, it take a fair amount of leg work, data analysis and area knowledge.

If you have a historic property, Zillow’s Zestimate® is unlikely to price your home accurately. There are simply too many variables.  I actually had a Zillow rep tell me that Zillow give Zestimates and Realtors give Xactiments. I thought that was pretty funny.
  3. You can hire an appraiser to determine how much your home is worth. A licensed appraiser takes thousands of hours of course work and has tools and information few others possess. For accuracy, an appraisal is often the best way to determine home values. It doesn’t come free though and you can expect to pay several hundred dollars for an appraisal in the Greater Phoenix market. On the positive front, an appraisal can often be used to support your asking price when selling a home.
